Project - Thames Road, London, E16

Background

Situated within the emerging River Road SPD, Thames Road offers 156 new homes and light industrial units within four prominent towers, drawing inspiration from the local industrial heritage. This development comprises four buildings, each rising up to seventeen storeys, with residential spaces elegantly positioned above light industrial units in Barking.

Occupying a prominent corner site, the design’s meticulous master planning seamlessly integrates the complex residential and industrial landscape into a cohesive urban realm. The new eight- and sixteen-storey towers serve as visual landmarks for the wider area, while the lower-rise buildings are thoughtfully designed to minimise the impact on adjacent homes. Collectively, these elements introduce diversity and visual interest to the neighbourhood.

Brief

Number of Units – 900 windows and Doors.

Internorm was commissioned to deliver a high-quality, luxurious yet cost-effective solution for this project. The solution comprised 900 triple-glazed, high-performance units, including both windows and doors. The client specified the need for tilt and turn windows with a premium aesthetic, featuring aluminium cladding on the exterior and timber on the interior. These units were required to provide exceptional thermal and acoustic performance, while also ensuring high security and low maintenance, which were critical factors in the decision-making process.

Buying Drivers

Our client aimed to achieve a modern aesthetic with a high-quality finish and minimal future maintenance. Given these criteria, the obvious choices were the HF 410 timber-aluminium composite tilt & turn windows and balcony doors, with U-values of up to 0.62 W/(m²K), and sound reductions achievable of 41dB. The Internorm systems exceeded expectations and specification.

Internorm’s project management were instrumental in securing the business. Their ability to deliver to the site as needed also significantly reduced the need for excessive on-site storage.
